What happens when I submit this form?

What other information might you request to assess my options?

Once you have filled out the form and we reach out to you, we my ask for supporting documents such as;

  • Income Summary for the current or previous financial years
  • Loan Statements
  • Other supporting documents to confirm your position as required
Will I need to provide a detailed summary of my income?

For us to give you the most accurate picture of how much you can borrow we will need to understand how much income was from overtime, commission or allowances etc. as different lenders treat these forms of income differently. Length of employment also plays a factor in the percentage of this type of income that will be used to calculate finance.

How long do I need to be employed before I can apply for financing?

Every lender is different in their approach to employment length. It is best to discuss your personal situation with our qualified team members.

Can I apply for finance if I am on Centrelink payments?

Some lenders allow certain types of Centrelink payments as part of your income, though each lender treats these differently and some Centrelink payment types may not be accepted.

My credit history isn’t the best. Do I still qualify for finance?

Depending on what the issue is, how much it was, how long ago it happened, the circumstances by which it happened, and whether it was paid or left unpaid can all have an impact on the answer to this. Speaking with our team may be the best option to assess your options.

Will current debts, loans or credit cards have an affect on how much I can borrow?

How much you can borrow is determined by income and debt level. Different debts have different impacts on borrowing capacity and are best discussed with one of our lending team to advise on your individual circumstances.

How much of a deposit should I have?

We recommend at the very least 5% of the purchase price for a new construction loan, or 7% of the purchase price for an established home loan.
*Some lenders allow 2% deposit under certain circumstances and best discussed with one of our lending team

Are there other fees I need to consider when making a home purchase?

Yes, there are several fees that you need to be aware of.

  • Stamp duty
  • Mortgage insurance (if you have less than 20% deposit)

When purchasing a home, can other fees and charges be added to the mortgage?

In some cases, these other fees and charges can be added into the loan amount.
