Financial implications of renovating and different ways to fund it

Published 25 Aug 2023 • Updated 15 May 2025 • 4 min read

Renovating a property can be an option to add value to your home, but it can also come with a significant financial cost. From planning and design to construction and finishing, there are many factors to consider when embarking on a renovation project.

Firstly, it’s important to set a budget for your renovation project. This will help you stay on track and avoid overspending. To create a budget, you should consider the scope of your renovation, the cost of materials and labour and any unforeseen expenses that may arise. It’s important to be realistic about what you can afford and to consider the potential return on investment for your renovation project. Consider working with a contractor or architect to create a detailed plan and cost estimate for your renovation project.

WAYS TO FUND YOUR RENOVATION

Before deciding on a financing option for your renovation project, it’s important to consider the potential return on investment. While renovations can add value to your home, not all renovations will provide a good return on investment. It’s important to research the local property market and to consult with real estate agents or property valuers to determine the potential value of your renovation project.

Home equity loan or line of credit

This type of loan allows you to borrow against the equity in your home. This is the difference between the current value of your home and the amount you owe on your mortgage. Home equity loans typically have lower interest rates than other types of loans such as a personal loan or using your credit cards. The interest may be tax deductible if you are renovating an investment property.

Refinance your mortgage

Refinancing may involve taking out a new mortgage either with your existing lender or through a new lender. Generally, refinancing comes with a lower interest rate or better terms than your current mortgage. This can help you access equity in your home to fund your renovation project. However, refinancing can also come with fees and charges, so it’s important to weigh up the costs and benefits before making this decision.

Personal loan

Personal loans may be a good option if you don’t have a lot of equity in your home. Personal loans typically have higher interest rates than home equity loans and construction loans, but they can be more obtainable and may have more flexible repayment terms that may be more suitable for small scale renovation projects.

If you’re planning a larger renovation project, such as a major addition or a complete home remodel, you may want to consider a construction loan.

Construction loans provide funding for the building or renovation of a property and they typically have higher interest rates than home equity. However, construction loans are designed to be repaid once the project is complete. They may be a good option if you need a larger amount of funding.

Don’t do it alone

It’s important to discuss your financing options with us before you start your renovation project. We can research lenders on your behalf to find competitive interest rates and flexible repayment terms. We will also outline the fees and charges associated with each type of loan as these can add up over time.

By taking these steps, you may decrease your risks to make your renovation project a success and ensure that you don’t overspend.
